An original worked case

Three hypothetical contractors quote the same small project. A bids $200,000 but excludes $25,000 of necessary site work. B bids $215,000 including that work. C bids $190,000 with a $10,000 allowance for an item your advisor estimates at $30,000.

An exercise with an answer

Make the decision yourself, then compare your reasoning with the explained answer. See what could change the decision.

Start with the work to be done.

List the decisions and deliverables the project requires: feasibility, survey, design, engineering, approvals, estimating, construction, legal review, insurance and exit. One person rarely covers every role.

Identify which services require local licenses or other qualifications and verify the requirements with the proper authority. A referral is a starting point, not verification.

Sequence appointments around the decisions. You may need a site or structural specialist before a full design team. Buying every service immediately can be as wasteful as hiring essential expertise too late.

Before you buy.

Who is this for?

Beginners preparing a small real estate development project and people who want clearer questions for their professional team. It is not a technical certification, legal document or individualized investment recommendation.
