An original worked case

A hypothetical project planned an appliance order for week 4 with delivery in week 10. The owner delays selection until week 7. The supplier now quotes delivery in week 15. Installation and final coordination depend on that delivery.

Define the owner's job.

The developer coordinates outcomes: scope, money, time, decisions and the professional team. That does not make the developer a qualified designer, inspector or site safety specialist.

Clarify responsibilities in the agreements and kickoff. Use qualified professionals for technical judgments and comply with applicable owner obligations.

Keep one current project file with approved plans, contracts, budget, schedule, permits, reports and decisions. If people are working from different information, a small misunderstanding can become expensive rework.

Who is this for?

Beginners preparing a small real estate development project and people who want clearer questions for their professional team. It is not a technical certification, legal document or individualized investment recommendation.
