Choose an exit before you buy.

The intended exit shapes design, financing, schedule, finishes and the customer. A home built for sale and one held for rental may need different operational and capital plans.

Write a primary exit and a realistic alternative. The alternative must work legally, physically, financially and operationally; “I can always rent it” is not a completed plan.

Revisit the choice when market evidence, project costs or financing conditions change. Avoid waiting until loan maturity to discover that the fallback requires cash or approvals you do not have.

Before you buy.

Who is this for?

Beginners preparing a small real estate development project and people who want clearer questions for their professional team. It is not a technical certification, legal document or individualized investment recommendation.
